Section 16
Collective Areas and Facilities
A housing unit owner can use the following collective areas and facilities proportionately without adversely affecting the rights of other housing unit owners:-
(a) Land for Joint Housing Building.
(b) Foundations, beams, girders, beams, supports, girders, walls, roofs, halls, corridors, lobbies, balconies, fire escapes and exits of joint housing buildings.
(c) Basements, cellars, courtyards, gardens, cooking areas and godowns.
(d) Place of keeping generator and place of security guard.
(e) The part of the building used for functions such as electricity, gas, cold and hot water, heating or air conditioning.
(f) Collective use facilities such as elevators, pumps, tanks, motors, fans, garbage containers.
